AI property manager — one rental to entire portfolios

Your rentals, watched over 24/7.

RentShepherd answers tenant texts and calls around the clock, triages repairs, chases rent, and preps lease renewals. You approve every action with one tap — it just does the 2am part.

No card required · Cancel anytime · A fraction of the 8–10% of rent traditional managers charge

What it handles

A full-time property manager’s job.
Without the 8–10% cut.

Everything below runs on autopilot — and anything that commits your money or your word waits for your one-tap approval.

Every tenant text, answered — day and night

Tenants message one number and always get a real reply in seconds: questions answered, requests logged, urgency assessed. You read the thread whenever you like, not at 2am.

Triage that knows a burst pipe from a dripping tap

Real emergencies escalate to you immediately with safety guidance already sent. Everything else is scheduled for a reasonable hour.

Vendor dispatch, drafted for you

A ready-to-send message to your plumber or electrician — unit, issue, photos, access notes. You approve, edit, or hold it.

Rent reminders that stay polite so you don’t have to be

Friendly nudges before the due date, firmer follow-ups after, and a live view of who has paid and who hasn’t.

Lease renewals, never last-minute

90-, 60-, and 30-day renewal checkpoints with drafted tenant outreach — so notice periods never sneak past you.

A monthly owner report you’ll actually read

Rent collected, open and resolved repairs, upcoming lease dates, and every conversation summarized — one clean page per month, per property.

You hold the crook

RentShepherd never spends your money or commits your word on its own. Dispatches, renewal offers, and anything unusual arrive as one-tap approval cards — approve, edit, or decline from your phone.

Calls answered, not just texts

On Growth and Portfolio plans, tenants who phone get a calm voice that takes the details, triages the issue, and logs it — every call transcribed into the same inbox.

Your whole portfolio in one secured dashboard

Every property, tenant thread, repair, payment, and lease date in one place — encrypted, backed up, and yours from any device. One house or a hundred doors across ten buildings: it all lives on a single screen.

Automatic rent payments

Tenants set autopay once and rent lands in your bank account on the first — processed by a licensed payment partner, never held by us. Late fees apply themselves.

A renter portal tenants actually use

One link for tenants to pay rent, submit a work order the moment something’s wrong with the house or unit — photos and video attached — track it from reported to resolved, check their lease, and message you. Fewer calls to you, everything on the record.

How it works

Set up once. Sleep every night after.

Connect your properties

Add your units, tenants, lease dates, and preferred vendors. Share your RentShepherd number with tenants — setup takes under 15 minutes.

RentShepherd takes the front line

Texts and calls are answered instantly, repairs triaged, rent tracked, and renewals monitored — every interaction logged in one inbox.

You approve with one tap

Anything that needs a decision — a vendor dispatch, a renewal offer, an edge case — comes to you as an approval card. Tap once, done.

Built for

Landlords who do it themselves

The accidental landlord

You kept the old place when you moved. One tenant, one property — and somehow it still texts you at midnight. Hand over the interruptions, keep the income.

The remote owner

Your rentals are in another city or another time zone. RentShepherd is on the ground at all hours, and your vendors get dispatched without a single missed call.

The nights-and-weekends portfolio

A duplex here, two single-family homes there, a day job in between. Scale to a dozen units without your phone becoming a second job.

The small building owner

Fifteen units is enough volume to justify a manager — and enough margin to resent paying one 8–10% of rent. Keep the control and the profit.

The property management company

Put RentShepherd on the front line of every building you manage. Tenant threads answered, triaged, and logged per property, around the clock — your team steps in only for the decisions that matter.

FAQ

Fair questions

Will my tenants know they’re talking to an AI?

Yes. RentShepherd introduces itself as your property’s assistant and never pretends to be you. Tenants can ask for you directly at any time, and you can jump into any thread whenever you want.

What happens in a genuine emergency at 2am?

The triage engine treats anything involving water, gas, electrical hazard, no heat, or security as urgent. The tenant gets immediate safety guidance, you get an alert with the full context, and a vendor dispatch draft is waiting for your one-tap approval. For life-threatening situations, tenants are always told to contact local emergency services first.

Can RentShepherd do anything without my approval?

Only what you’ve pre-approved — routine replies, scheduled rent reminders, logging requests. Anything new that commits your money or your word — sending a vendor, making a renewal offer, promising a repair date — waits for your one-tap approval. You can widen or tighten those boundaries per property.

Does RentShepherd collect rent or hold my money?

You choose. Turn on automatic payments and tenants pay through the renter portal — autopay sends rent straight to your bank account through a licensed payment processor, and RentShepherd never holds your funds. Prefer your current setup? It works alongside however your tenants already pay you, tracking who has paid and flagging late payments either way.

Does it work outside the United States?

RentShepherd is built for landlords worldwide. Tenant messaging, the maintenance inbox, rent tracking, renewals, and owner reports work anywhere; phone-call answering depends on local number availability in your country. Billing is in USD.

I run a property management company — can RentShepherd handle a whole portfolio?

Yes. There is no unit cap: RentShepherd can sit on the front line of every building you manage — as many units, houses, and buildings as you have. Tenant conversations are answered and triaged per property, your team gets the approvals, replies go out under your company’s name, and your owners get clean per-building reports. How does the 14-day free trial work?

Pick a plan, connect your properties, and use every feature of that plan for 14 days — no card required to start. If it’s not for you, walk away and pay nothing. If it is, add a payment method and carry on. Cancel or change plans anytime.
